Edge-compute and secure micro-data services powered by renewables. Hosts AI/IoT workloads, EMS analytics, and community platforms. Shorter data paths improve privacy and latency while generating revenue and heat that’s recaptured into the thermal system.
Mass Timber & Daylighting
Low-carbon mass timber structures with skylights, solartubes, and clerestories. Daylight reduces lighting loads, improves wellbeing, and showcases regional craft. Durable, warm, and fast to erect—mass timber anchors the Park’s aesthetic and carbon math.
Heat Sink Systems
The subgrade Lighthouse Heat Sink System (LHSS) stores seasonal heat—sand-battery-ready and district-heating capable. It absorbs excess solar/process heat and returns it when needed, flattening peaks, stabilizing costs, and enabling deep decarbonization.
Shared Commons
The luminous heart: café, learning stairs, event space, childcare nooks, and markets under mass timber and natural light. Hosts talks, music, and civic gatherings. The Commons turns a business park into a cooperative town square.
Localized Data

Energy Ecosystem ‘Brain’
A 3-D digital twin EMS orchestrating electricity, heat, hydrogen, water, and lighting as one “Body of Light.” Prioritizes loads, optimizes exports, visualizes flows in real time, and makes performance transparent for education and investment.
Vertical Farming
Controlled-environment agriculture (CEAS) producing fresh, year-round food with minimal water and zero long-haul shipping. Waste heat and renewable power feed the farm; nutrient loops and education programs connect tenants, schools, and families to real food security.
Energy & Fuels
On-site solar, vertical axis wind turbines (VAWTs), district heat and battery storage coupled with EV and hydrogen dispensing (Lighthouse Fuels). The Park functions as an energy island—resilient during outages, exporting surplus when possible, and cutting energy costs for member-tenants.
Water Stewardship & Circularity
Integrated blue-green infrastructure: rain capture, filtration, greywater reuse, and smart irrigation. Links to CEAS and landscape biodiversity. Reduces municipal demand, mitigates flood risk, and turns water from a cost center into a resilience engine.
Trade Spaces
Flexible maker bays, studios, and small-batch production suites. Shared tools, loading, and logistics compress overhead and speed business growth. Tenants participate as member-owners, benefiting from lower utilities, circular supply chains, and a thriving local customer base.
